Income from day one. The vendor will buy the tea tree this farm produces through a 100% produce take-off agreement, so you have a buyer from the start. The vendor also offers up to 3 years of full farm/property management, with the plantation and its organic certification looked after by the people who already know the site. Both can be extended by mutual agreement. No farming experience needed. A working property that's also a home. Three bedrooms, plus a flexible workshop/gym with its own external access. It was previously divided into a fourth bedroom and a separate workshop, which suits a home office, guest room or hobby space. A new kitchen and laundry/bathroom are currently being built. Ducted air conditioning and solar hot water keep the home comfortable and reduce running costs. The home sits in established gardens, including a citrus grove of 20 different varieties. Outside, there's a three-bay machinery shed with solar panels and further storage, new boundary fencing, and riverfront flats carrying grazing capacity for approximately 30 breeders alongside the plantation. The vendor has run 25+ head of Angus and Angus-Brangus cross cattle across the property, grazed amongst the plantation as well as the flats - so a buyer running less cropped area would have room to carry more. An established flood refuge roughly 2km from the property gives stock somewhere to go if conditions require it. With full vendor-backed management in place, it's a low-maintenance, income-generating farm suited to someone in transition - stepping back from a demanding career, moving out of the city, or scaling down from a larger operation, without giving up a genuine rural income. Lifestyle on your doorstep. Wild koalas live in Tucki Tucki Nature Reserve, just along Munro Wharf Road, and your own Wilsons River frontage is there for paddling and fishing. Lismore’s shops, hospital and university are about 15 km away. Head to the coast and you’re around 25 minutes from the beaches of Evans Head, with surfing, fishing and 4WD beach access at Airforce Beach. Sale is of land, dwelling, and fixed improvements only - plant, equipment, and livestock are not included. Terms of the vendor-backed management and take-off arrangement are available on request - contact to arrange an inspection.
