Araluen presents a great opportunity to secure an exceptional lifestyle property combining a beautifully renovated five-bedroom character homestead, 516 acres of productive grazing country and an extensive combination of quality infrastructure, all conveniently located just 12km from the City of Armidale. The original homestead has been thoughtfully transformed, seamlessly blending contemporary comfort with the timeless charm and character of its heritage. Generously proportioned, the residence offers five bedrooms and multiple living and entertaining areas, complemented by wood heaters, reverse-cycle air conditioning and a recently completed galley-style kitchen. Distinctive finishes, including polished concrete floors incorporating ochre sourced from the property, reinforce Araluen's unique sense of place. A covered wraparound verandah overlooks established gardens framed by mature trees, creating a picturesque country setting. Additional lifestyle amenities include fully self-contained guest accommodation, a three-car garage, an attractive inground swimming pool and spacious poolhouse. Modern infrastructure enhances both comfort and efficiency, with a substantial solar and battery system, automated garden irrigation supplied by an equipped bore, and more than 122,000 litres of rainwater storage for domestic use. The 516 acre grazing enterprise is well developed, featuring established perennial pastures, a sound fertiliser history, quality fencing and reliable water infrastructure. With 25 tonnes of single superphosphate applied in April this year, the property is well positioned for continued production. Its established carrying capacity of approximately 80 breeding cows or 150 to 180 feeder steers, together with a proven history of reliable beef weight gains, highlights the property's income earning credentials. Water security is underpinned by a licensed bore with a 5-megalitre irrigation entitlement (WAL 40408), as well as double frontage to Duval Creek and eight dams. Operational improvements include steel panel cattle yards with an undercover RPM vet crush and B-double access, a modern six bay steel frame machinery shed with power connected with one lockable bay on concrete floor, the original woolshed utilised for storage, a 25 tonne silo and a dedicated lockable chemical shed. Araluen offers a hard to find combination of stylish family living, proven grazing production and undeniable lifestyle appeal with its convenient location just 12km from the city of Armidale. *All information contained here is gathered from sources we believe to be reliable, however, we cannot guarantee its accuracy and interested persons should rely on their own enquiries*
