150.42HA | 371.7 ACRES | SIX LOTS | BOBIN There are properties you inspect, and then there are properties you don't want to leave. Welcome to Carinya. Set amongst the beautiful countryside of Bobin, Carinya is a substantial rural holding of approximately 150.42 hectares (371.7 acres) across six lots, bringing together a beautifully presented home, productive country, Dingo Creek frontage and established rural infrastructure. The three-bedroom, three-bathroom home sits elevated above the lower paddocks, with an outlook across the pasture and surrounding countryside. The position provides a wonderful connection to the land, with the grazing country laid out below and the surrounding hills and native forest providing a constantly changing backdrop. COUNTRY & WATER Carinya offers a natural progression from fertile river flats, through grazing paddocks and into areas of native forest. More than 1.5 kilometres of Dingo Creek frontage is a standout feature, providing both practical value and a beautiful natural setting. The property includes an irrigator's licence, with infrastructure already in place for bike shift irrigation. With an estimated carrying capacity of approximately 50 head of cattle, there is genuine agricultural substance behind the lifestyle. ESTABLISHED RURAL INFRASTRUCTURE Carinya is well equipped for continued rural use, including: • Large metal cattle yards • Oversized two-bay shed • Three-phase power • Irrigator's licence • Bike shift irrigation infrastructure • Established grazing infrastructure • Approx. 50-head carrying capacity THE HOME The residence has been meticulously presented, offering three bedrooms and three bathrooms in a position that takes full advantage of the surrounding landscape. The home combines the comforts expected of a modern rural residence with the warmth and character of country living, including a fireplace for the cooler months and ducted air conditioning for year-round comfort. Elevated above the lower country, the home looks across the pasture towards the hills and bushland beyond. It is a comfortable home in a genuinely rural setting, with the working property always part of the view. THE OLD DAIRY The original dairy is one of those features that immediately captures your imagination. Full of rural character and history, it is ready for a new purpose. Subject to the necessary approvals, there is scope to transform it into a bedsit, guest accommodation, studio, workshop or stables. A little vision could turn this into something quite unique while retaining an important part of Carinya's history. SIX LOTS & FUTURE FLEXIBILITY The property is held across six separate lots, providing flexibility for the next owner's plans. The six-lot holding also provides an opportunity for buyers to explore future subdivision possibilities, subject to MidCoast Council approval, applicable planning controls, minimum lot size requirements and all relevant approvals. COUNTRY WITH THE COAST CLOSE BY Carinya offers the feeling of being away from it all without being isolated. Old Bar's beaches are less than an hour away, while Sydney is approximately four hours by road. The property also lends itself beautifully to family holidays, with plenty of room for camping, exploring the bush and spending time around Dingo Creek. CARINYA — A PLACE TO CALL HOME Good country.
