Home Farm is a property with a fascinating history and a wonderful country setting. Dating back to the 1860s, the original building was once a cheese factory and has since been transformed into a distinctive country home, while retaining plenty of its original character. Set on approximately 2.2 hectares (5.43 acres), the property has a lovely mix of established gardens, mature trees, open paddocks and rural views. There is a real sense of space here, with plenty of room to enjoy the outdoors, keep livestock, grow a garden or simply make the most of country life. The home itself has plenty of personality. The original features and character of the building give it a feel that is difficult to replicate in a newer home, while the improvements made over the years provide the comfort and practicality needed for everyday living. The generous living areas open towards the outdoors, with the wide wraparound veranda making a great spot to sit and enjoy the surrounding countryside. Outside, the property has everything you would expect from a well-established small rural holding. The land includes fertile alluvial river flats, grazing paddocks and secure livestock fencing, giving the property genuine versatility. Whether you are looking for a few animals, more space for the family, gardens and fruit trees, or simply somewhere to spread out, there is plenty of opportunity here. Water is well catered for, with a substantial approximately 10-megalitre dam, irrigation facilities and rainwater storage. The combination of water, fencing, paddocks and established infrastructure makes the property both practical and enjoyable to manage. One of the real standouts is the large barn, which has a story of its own. Over the years it has been used for weddings, birthday celebrations and other events, and offers an impressive amount of space for entertaining, gatherings, hobbies, storage or a range of future uses. A separate three-bay workshop shed, additional shedding and storage provide even more room for vehicles, equipment and country projects. While the setting feels very much like the country, Home Farm is only a short drive from everything the area has to offer. Bodalla village and the Princes Highway are approximately two minutes away, Potato Point's beautiful beaches are around 10 minutes, Tuross Head is approximately 15 minutes, Narooma around 20 minutes and Moruya Airport around 30 minutes. This is what makes Home Farm so appealing you can enjoy the space, privacy and slower pace of country living without being far from the coast, beaches, villages and services of the South Coast. Properties with genuine history are becoming increasingly hard to find, particularly ones that combine a character-filled home, usable land, water and established infrastructure. Home Farm is a property that has evolved over many years and offers its next owners the chance to enjoy everything that makes country living special, while becoming part of a small but important piece of Bodalla's history.
