There is a set of steel sheep handling yards located on the property and it is well improved with, as new, 7 line fencing to the just 5 paddocks and excellent water supply which comes from an abundant soak which is of outstanding quality. The property has been extremely well farmed and has excellent history of nutrient inputs and amelioration.

Located just 10 kms north east of Watheroo it sits in a reliable 350 -370 mm annual rainfall zone with bitumen frontage and excellent access points to north, south and the east of the property along Longman Road. The Watheroo area is a very reliable region which offers consistent yellow sandplains and Carot Well is very typical of these.
