An architect-designed house, sympathetically repurposing the original building (a settlers' cabin), is set amongst a beautiful, perennial garden developed from an original plan by Michael Bligh. Inspired by Edna Walling, the garden flows seamlessly into the surrounding landscape through the use of parkland-style paddock plantings of both evergreen and deciduous trees.
The garden is soft, with a beguiling, skilfully designed sense of the wild. The mix of exotic trees and shrubs includes viburnums, crab apples, birches, maples, japonicas, liquid ambers, elms and a variety of fruit trees. Underplantings of low maintenance perennials keep weeds at bay and open lawn areas create space and proportion. A paved terrace on the northern side of the house is perfect for outdoor dining and a bank of native plantings on the south provides protection.
Walama consists of 53.8 ha (133 acres) of productive, southern tablelands country in a relatively high rainfall area. The property has been pasture improved and has a solid fertiliser history. This is traditionally sheep country but could successfully accommodate a variety of enterprises. Consider grapes, olives, horses, alpacas. The acreage consists of gently sloping, arable country with ample water from two good dams (one very large with a bird sanctuary island) and a permanent, spring-fed creek which wraps around a significant portion of the boundary.
